Croatian Property Prices Now the Highest in the EU

Croatia has recorded the highest property price growth in the Eurozone, with housing prices rising by 4.3% in the second quarter of 2024 compared to the first quarter, and up by 10% on an annual basis

According to HRT, Croatia’s housing market continues to outpace the EU and Eurozone averages, driven by high demand in urban areas like Zagreb.

The average price per square metre of newly sold flats in Croatia reached €2,377, with prices in Zagreb rising to €2,830—an increase of 7.9% year-on-year.

Croatia outperformed other Eurozone countries, with Portugal coming in second with a growth rate of 3.9%, followed by Spain, Bulgaria, and Italy.

The continued rise in property prices underscores Croatia’s position as a leading market for real estate investment in the EU, as strong demand and limited supply push prices higher.
