Serbia to Legalize 4.8 Million Unregistered Properties from €100

Serbian President Aleksandar Vučić announced a new law, “Finally Own What’s Yours”, aiming to legalize 4.8 million unregistered properties across the country.

Under the proposal, about 70% of properties can be legalized for a flat fee of €100, with the most expensive cases—like a 200 m² apartment in central Belgrade—costing around €1,000.

The law allows property owners to register their homes digitally, without complicated procedures, making them eligible for mortgages and bringing them into the formal real estate market.

Rural and smaller properties under 500 m² will also be covered at €100, while commercial properties will have adjusted rates. Authorities hope the reform will streamline ownership, increase transparency, and stabilize the real estate market in Serbia.
