Montenegro’s New-Build Prices Average €1,820 per Square Meter

The average price of a square meter in new residential buildings across Montenegro reached €1,820 in the second quarter

In the capital, Podgorica, new-build apartments averaged €1,760 per square meter, while the coastal region commanded higher prices at €2,110 per square meter. In the central region, the average dropped to €960 per square meter. Notably, no new-build apartment sales were recorded in the northern region during this period, according to data released by Monstat, the country’s statistical office.

For the business sector, the average price also stood at €1,820 per square meter in the second quarter, while there were no recorded sales in the social housing category

The report highlighted that the average price is heavily influenced by the proportion of apartments sold under Montenegro’s social housing scheme, with higher participation of such properties generally driving down the overall average price.

Monstat clarified that their calculations only consider new-build apartments being sold for the first time, based on initial sale contracts.

This data does not reflect the prices of older properties, commercial buildings, land, or other types of real estate, nor does it represent the supply and demand dynamics of the new-build market. Instead, it focuses solely on the prices derived from finalized purchase agreements.
