In the shadow of Pančevo Bridge, Miroslav Mišković’s Delta Holding is planning its boldest transformation yet — Delta Land, a vast residential and commercial district on the site of Belgrade’s long-abandoned industrial quarter.
On nearly 160,000 square metres of land once occupied by textile mills and slaughterhouses, the project proposes 1,450 new homes for 3,700 residents, alongside 48,000 sqm of office and retail space.
At its heart will stand a 75-metre tower, designed as a nod to the iconic smokestack that once defined the skyline — a vertical marker in a landscape poised for reinvention.
Though the site lacks official heritage status, Delta has suggested some original structures may be adapted into the new design.
With a major metro station nearby and a tunnel to the city centre in the works, Delta Land is set to become a key node in Belgrade’s urban future.
Whether it signals visionary renewal or a vanishing past beneath concrete and glass, one thing is clear — Viline Vode is entering a new era.
