Surge in Serbian Buyers Shakes Up Croatian Property Market

Traditionally dominated by Slovenian investors, Croatia's property market is seeing a significant shift in 2023, with Serbian buyers increasingly making their mark, especially on the coastal regions of Istria and Kvarner. 

According to ‘Jutarnji’, estate agencies note a rising number of inquiries from Serbians, who are showing a strong preference for high-end properties in prestigious areas.

“The primary interest from Serbian buyers is in properties located in Opatija and Istria, particularly on the western coast,” says Branko Papeš, director of Dogma Real Estate. This shift in buyer demographics is not yet fully understood, though Opatija has historically attracted affluent international buyers, including Russians. Last year, Serbian nationals purchased 167 properties in Croatia, and this year’s numbers are anticipated to reveal interesting trends in the regional real estate market.
