Although real estate prices in Belgrade remain high, the cheapest apartments can still be found in several suburban municipalities and nearby settlements. According to recent market data in Serbia, some of the most affordable properties are located in areas such as Batajnica and Grocka, where prices per square meter are noticeably lower than in central parts of the capital.
Listings show that smaller apartments or older properties in these areas can sometimes be found for around €1,000 to €1,300 per square meter, depending on the condition and exact location. For example, apartments of about 30–40 square meters are occasionally offered for roughly €35,000 to €50,000, making them among the most accessible options for buyers with limited budgets.
Real estate analysts note that these lower prices are usually tied to several factors, including distance from the city center, older buildings, or properties requiring renovation. In central municipalities of Belgrade, prices per square meter often exceed €2,500 or even €3,000, which makes suburban areas much more attractive to buyers looking for cheaper alternatives.
Despite these differences, demand remains strong across the entire Belgrade region. Experts say that continued interest in property—both for living and investment—means that even in the outskirts of the capital, prices have gradually increased over the past few years.
