German Retailer Hornbach Plans New Store Near IKEA in Belgrade

The company NC Properties d.o.o. Belgrade has submitted a request to the City of Belgrade’s Secretariat for Environmental Protection to determine whether an environmental impact assessment is required for the project

German home improvement and gardening retailer Hornbach is planning to build a new store near IKEA in Belgrade, with a proposed development covering nearly 40,000 square metres in the Bubanj Potok area.

According to the submitted documentation, the development would be located south of the former Bubanj Potok toll station, within a commercial and business zone along the motorway where IKEA and AVA Shopping Park are already operating. The main retail building would cover slightly more than 16,000 square metres and comprise a ground floor and mezzanine level. Its sales area would be divided into two main sections, dedicated to construction materials and gardening products.

The facility would also include customer services, goods loading and unloading areas, material cutting and processing services, administrative offices and security facilities.

The mezzanine floor would accommodate employee facilities, including changing rooms with showers, offices, a staff lounge with a kitchen and bar, and a meeting room. The architectural concept provides for two entrances for visitors, eight emergency exits, five goods delivery entrances and a separate access ramp for freight vehicles.

The site is planned to include parking for 401 customer vehicles, with 21 spaces reserved for people with disabilities, as well as nine additional spaces for employees. The public consultation process is currently under way, with the project documentation available on the City of Belgrade’s official website and the deadline for submitting comments set for 23 November 2026.

Hornbach is one of Germany’s leading home improvement and gardening retail chains, operating more than 170 stores across nine European countries. The proposed Belgrade development would expand the retailer’s presence in the Serbian market, although the environmental review process is still ongoing.
