Apartment Prices in Skopje Rise 16.7% in Q1

Housing market in Skopje is showing significant growth in early 2026.

Data from real estate agencies indicate that apartment prices in Skopje increased by 16.7% in the first quarter compared to the same period last year. Experts say the rise is driven by strong demand, limited supply, and rising construction costs, which push prices upward across the city.

Buyers are particularly interested in modern apartments in central and well-connected neighborhoods, while investors continue to see Skopje as a profitable market for rental properties.

Analysts warn that if demand continues to outpace supply, price growth may persist throughout the year.

The government and municipal authorities are under pressure to implement policies that can increase housing availability and stabilize the market. Measures under discussion include incentives for new construction, affordable housing programs, and regulatory adjustments to support both buyers and renters.
