Tiny Flats, Big Prices: Serbia’s Studio Rental Market Heats Up

As demand for compact living surges, Serbia’s “garsonjera” market reveals stark contrasts—from €1,000 Dorćol gems to €176 Subotica steals

In Serbia’s red-hot rental market, tiny studio apartments—known locally as garsonjere—are commanding big prices, especially in Belgrade, where the average monthly rent now stands at €312.

With just 192 studio listings out of over 7,600 active rental ads, competition is intense.

Prices range from €450 for a 27m² flat in Karaburma to €1,000 for a 35m² gem in upscale Dorćol.

In contrast, Novi Sad offers four times more listings and a more manageable average of €271.

Further south, Niš and Kragujevac follow with €232 and €203, respectively. Subotica remains Serbia’s most affordable city for micro-living, with average rents at €176—though availability is limited.

As autumn approaches and the student rental season kicks off, demand is expected to spike, putting additional pressure on an already strained market.
